Protection for TAS

— TAS Impact’s customer service team & the condo property management office could deal with only one source – RDS.
— Most purchasers would be using new resale agents and not their original pre-construction buyer-agent.

— RDS will maintain a high standard of quality tenants and residents in the community.
— Otherwise, unruly tenants can damage the units during interim occupancy, while TAS still owns the units.
— Among many other potential issues, this could result in fights between purchasers and TAS about damage caused by tenants after the PDI has been reported to Tarion.

— The Keeley Rental Program will ensure all tenancies are entered into using the proper Ontario Lease Agreement and not the haphazard illegal homemade agreements often found after-the-fact.
— Ensures the necessary 12-month lease is in-place required for purchasers to obtain their HST Investors Rental Rebate

— The Keeley’s Property management office and TAS will receive full contact information of all current residents including a copy of the legally required lease agreement.
— Even with an organized property management office – there are significant amounts of people that are living in new condos off-the-record and getting fobs & access to the building when they shouldn’t.
— This rental program ensures fobs and keys are transferred to the right people.
Authorization to Lease During Interim Occupancy
Authorization to Lease: Purchasers Are Not Allowed to List Their Units for Lease without Builder Consent.
RDS Will Prioritize Platinum Agent Relationships – Flexible on a deal-to-deal basic.
